This is a tailor-made tour and the itinerary depends on the guest's demands. The standard itinerary lasts up to 14 hours but it can be shorter or longer than that time. The full itinerary includes all schedules from the departure address, all waitings, and finishing the tour to the return address.

The tour starts from the city of Tirana (Tiranë), the airport in Tirana, the city of Lezhë includes tourist resort Shëngjin and the city of Shkodra (Shkodër). Starting time depends on the distance and conditions on the border, but definitely, It will be the early morning hours. Guests from the airport start after landing.



 We will go to Luštica Bay, Portonovi, and Porto Montenegro.


Lustica Bay is located on the Lustica Peninsula in Boka Bay constructed as the most luxurious integrated city on the Adriatic. Construction of the complex began in 2012 and is not yet fully completed. It spreads on 690 hectares and is the largest investment in Montenegro at over 1,2 billion euros. Upon completion, the town of Lustica Bay will have around 1000 apartments, 500 houses, and villas, seven 5*  hotels, two marinas, a professional 18-holes golf course with the golf club, 5km long promenade, wellness and spa center, sports courts, the school, restaurants and shops, medical and police station and the fire department. The total capacity will be 12 000 residents.

The main marina has 176 berths for boats between 8 and 45m, while the small marina has 50 berths for boats of different sizes. The golf course is located at the most attractive location of Lustica Bay and it was designed by the world-renowned designer Gary Player. In addition to the professional golf course, this location offers apartments, golf villas, and golf city houses where each villa will have a view of the two bays Tivat Bay and Lustica Bay, and which make this part of the complex the most expensive one.

The first 5* hotel The Chedi Lustica Bay was opened in 2018. The hotel has 111 rooms and 60 hotel residencies, as well as a spa center. Marina residencies, villas, and houses located at the promenade represent the synonym of luxury with a sea view and pools (private or shared). Those with a modest budget can choose an apartment in central residencies (from 45 to 110 m2). The starting price of the apartment is 200, 000 euros.

Lustica Development is founded in 2008 as a mutual project of Orascom Development Holding (90%) and the Government of Montenegro (10%)

NOTE: Lustica Bay has more than 250 sunny days a year. The houses are faced the open sea where the sunset and vanilla sky are present almost all year round. The seawater is perfectly clean. Lustica Bay is surrounding by forest and has many hiking and biking trails as well as secret beaches. The place is very quiet, isolated from traffic jams or tourist crowds. Guests can be at the first shopping malls within 10 minutes of the car ride. There are three beaches, two are pebbled and one is sandy.




PortoNovi is situated in Kumbor, near the city of Herceg Novi in Herceg Novi Bay. This is one the most luxurious marina resort on the Adriatic including the One & Only hotel. The construction of the complex was started in 2014. The value of the investment is 1,1 billion euros. It spreads on 26 hectares on the coast includes 214 luxurious apartments, penthouses, and villas. The Marina has 238 berths for yachts between 12 and 250m, 26 luxury apartments, 6 villas, and a line of restaurants and cafes in the Fisherman's Wharf with 18 apartments.

The 5* hotel "One and Only" is the first opened hotel from the "One and Only" hotel chain in Europe. The hotel has 112 rooms from 75 m2 to 429m2, 14 branded villas, and the famous Henry Chenot Wellness & Medical Spa with sports, and recreation courts. Lower Village has 109 apartments, 12 penthouses, and 3 townhouses, all with Mediterranean greenery gardens and other luxurious facilities like fountains, and pools (private or shared). There are no budget properties here. The minimum price for the apartment is 700 000 euro and for the villa 3 million euros.

Porto Novi is owned by Azmot Investments from Montenegro and Azerbaijan Global Investments (AGI) from Azerbaijan.

NOTE: Portonovi is built in the middle of Boka Bay facing the Lustica peninsula and doesn't have a view of the open sea. The place lays close to the slopes of the Orjen mountain, only 15 km far away from the border with Croatia and 60 km far away from Dubrovnik. Portonovi is very quiet and isolated from traffic jams and tourist crowds. There is only one beach with a beach club, while the hotel has its own beach. Since the entire Bay of Kotor has a shortage of beaches due to its geographical structure, this shortcoming is compensated by the fact that each house and villa in Portonovi has its own pool. The closest city is Herceg Novi, after which the place was named Porto "Novi" (Engl: New Port).




Porto Montenegro is located in the city of Tivat in Tivat Bay. The complex was opened in 2008 and is not yet fully completed. There are currently 450 berths for yachts between 12 and 250 m, and another 850 are planned, of which 350 will be reserved only for superyachts, making Porto Porto Montenegro the largest and most luxurious marina for mega-yachts on the Adriatic.

The complex covers 24 hectares that previously belonged to the Tivat military shipyard Arsenal. Construction began in 2006, and so far 30% of the total area has been built with an investment of half a billion euros. In the next 10 years, another half a billion will be invested in new facilities, hotels, and residential areas. Marina Village has a 5 * hotel with hotel residences, apartments with swimming pools (private or shared), two swimming pools, luxury shops, restaurants, cafes, a recreation center, and the Naval Museum.

The 5* Regent Hotel offers Regent Pool Club Residences with 129 condo properties such as apartments, two premium residential wings, and luxury penthouses. The new project is Boka Place has 69 private residences and 144 apartments from 45 m2 to 170m2 with the starting price of 190 000 euros.

Porto Montenegro is owned by the Corporation of Dubai (ICD) since 2016 which is the main investment corporation of the Government of Dubai.
